We’ll carefully evaluate the fireplace and chimney using common tools (like a flashlight and a mirror), looking for any major concerns, damage, or safety and performance issues. We understand the difference between a material defect and something that can be fixed easily and affordably, and our licensed inspectors are experienced and thorough, not nit-picky. Within 24 hours of your inspection, you’ll have the information you need to move forward with repairs or negotiations.

Here are some of the things we’ll be looking for:
  • Damage, cracks, heavy creosote buildup, gaps, or blockages in the chimney flue
  • Heavy creosote buildup in the smoke chamber
  • Rust, major cracks, missing material, or other damage in the firebox paneling (minor cracks are probably not a problem)
  • Structural concerns
  • Broken fireplace and chimney components (like dampers)
  • Improper clearance from combustibles
  • Missing chimney cap
  • Cracked or leaky crown
  • Missing or old gaskets around fireplace doors
  • Damaged/failing flashing
  • Gaps between the firebox and the fireplace facing
  • Cracked, crumbling, and stained masonry
  • Staining on ceilings, walls, and in attics that could be indicative of a chimney leak
  • Improper fireplace installation/construction
If the fireplace is gas, we’ll also check the pilot light, make sure the damper is clipped open, check the gas line and the combustion make-up air vent, and make sure the gas valve is conveniently located and easily accessible so the gas can be easily shut off in an emergency.
